The Tax Map of America 2026
Income tax alone doesn't tell the whole story. Explore taxes plus the cost of homeowners insurance across the states.
The percentage printed on each state is the currently selected measure. Rates apply to different tax bases and should not be added together. Property is the 2024 effective rate on owner-occupied housing (real property taxes paid ÷ owner-occupied home value), published in Tax Foundation's 2026 property-tax release using Census ACS data.
Build Your Tax Scenario
Move the levers to see how income, spending, housing, driving and investments can change a household’s modeled state and local tax exposure — plus estimated homeowners insurance.
Scenario estimator only — not tax advice or a tax-return calculator. Income estimates use the displayed top marginal state rate rather than full brackets, deductions and credits. Sales assumes all entered spending is taxable. Property uses a statewide effective rate. Home insurance is not a tax and is modeled separately from the tax subtotal using a 2026 state benchmark and the home-value lever as a dwelling-coverage proxy. Local income, sales, property and vehicle taxes can differ materially. Estate and inheritance rules depend on exemptions and beneficiary relationships. The estate/inheritance estimate is shown separately and is never included in the annual cost total.

Investment-tax treatment uses 2026 state income-tax rules with explicit exceptions such as Missouri and Washington. Estate/inheritance data are the latest comprehensive Tax Foundation state table, as of October 1, 2025. Vehicle-tax treatment remains qualitative because rules often vary locally. Home insurance: NerdWallet 2026 state averages for a benchmark policy with $400,000 dwelling coverage, $300,000 liability and a $1,000 deductible.
